The Municipality of Moerdijk and Woonkwartier Sign Letters of Intent for the Langeweg/Klundert Housing Projects

The Municipality of Moerdijk and Woonkwartier recently signed letters of intent to explore the feasibility of two housing projects. One involves 23 social rental apartments at ’t Hooft 1 in Klundert (the former Cocon School). In addition, the project includes six ground-level social rental homes and six ground-level social owner-occupied homes at Kloosterlaan 24 in Langeweg (the former Mariaschool). With these agreements, both parties are laying the groundwork for further collaboration and formalizing their commitments. If all goes according to plan, the homes could be completed in three years.

Feasibility Study

Like other municipalities, the municipality of Moerdijk faces a major housing construction challenge. A significant portion of this is earmarked for social housing. As part of the Small Communities Housing Program, two projects in Langeweg and Klundert have been developed in collaboration with Woonkwartier to the point where this partnership can be formalized in a letter of intent. This involves 23 social rental apartments in Klundert and, in Langeweg, six ground-level social rental homes and six ground-level social owner-occupied homes. These owner-occupied homes are initially available to first-time homebuyers from the village. This means that if the owner of a social owner-occupied home wishes to move, he or she must sell the home back to Woonkwartier. In this way, the home remains affordable and available to the intended target group. If there are not enough first-time homebuyers from the village itself who are interested, Woonkwartier will focus on a broader local group of first-time homebuyers.

Memorandum of Understanding

The letters of intent state that the municipality and Woonkwartier will investigate the spatial, financial, and social feasibility of the projects. If the outcome is positive, they will jointly move forward with developing the projects. If all goes well, the homes could be completed in three years.

Housing construction in all communities

Councilmember Danny Dingemans: “Signing this letter of intent is fully in line with our goal of building homes for various target groups in all of our towns. It’s a great boost for Klundert and Langeweg, with a focus on social rental and owner-occupied homes. Our goal is to build 200 homes in these towns through the Small-Town Housing Construction Program. We’re eager to get started on these sites, especially since they’ve been vacant for some time.”

Getting Started

Ruud van den Boom, Managing Director of Woonkwartier: “By signing these letters of intent, we are responding to the need among home seekers for more affordable and suitable housing in the towns of Klundert and Langeweg. We aim to serve various target groups with these two projects—from first-time homebuyers to seniors. In addition, we intend to develop these homes conceptually. This will not only result in high-quality and sustainable homes, but this approach to construction also minimizes disruption to nearby residents and shortens construction time.”
