Groundwater

Groundwater is the water found underground, in the soil or rock. Both low and high groundwater levels can cause problems.

If you frequently experience problems with groundwater under your house, there are essentially two ways to resolve the issue.

Renovating the basement or crawl space

You can reduce moisture in the crawl space or basement by taking structural measures. These include filling in or raising the crawl space. Laying down plastic sheeting or shells can prevent moisture from evaporating from the ground. Another option is to install a drainage system to remove groundwater. You can also have the walls and floor of a basement waterproofed.

Ventilation grilles can help improve ventilation. If you seal any holes and cracks between the crawl space and the first-floor slab, moisture will have a harder time rising into the spaces above.

Lowering the groundwater level

Installing a drainage system addresses problems caused by a high groundwater level at the source. Always seek expert advice before taking these measures. If you live in an area prone to settlement—for example, on peat soil—lowering the groundwater level can cause the soil to settle, resulting in damage to buildings.
