Het Bolwerk Klundert
Green roofs and trees reduce heat stress.
What's coming up?
The "Het Bolwerk" project focuses on the redevelopment of the site at the corner of Oliemolenstraat and Westerstraat in Klundert into a residential development. The project will include an apartment complex with 24 units, including a parking garage, nine townhouses, and two semi-detached homes. All 24 units fall into the “affordable” category.
The site will also feature a number of parking spaces. In addition, there will be space for greenery in the surrounding area (between the apartment building and the homes) and biodiversity (architectural features in roofs, facades, and the surrounding area that encourage vegetation and create an ideal environment for bees, birds, and hedgehogs). The complex will also be designed to be climate-resilient. The homes will be equipped with heat pumps, with the option for cooling. A “green roof” on the apartment complex and trees in the surrounding area will help reduce and prevent heat stress during hot summers. And there is space for water storage to prevent problems caused by drought.

What is the latest update?
Background
The “Bolwerk Klundert” zoning plan has been final since August 2021. This zoning plan allows for the construction of up to 40 homes. The zoning plan stipulates that the municipality will initiate a sales process for the redevelopment of the site with the goal of selecting a single market party to purchase the land from the municipality and undertake the construction of the homes. The sales process began in late 2021, and the land was sold to project developer De Realisatie in early 2023.
Winning Design
The winning design, selected for offering the best value for money, is by the consortium of De Realisatie (project developer), SVP Architecture, and landscape architecture firm Haver Droeze. The plan includes 35 homes suitable for various target groups (first-time buyers, families ready to take the next step, and seniors). There will be an apartment complex with 24 units, including a parking garage, 9 townhouses, and two semi-detached homes. Twenty-six homes fall into the “affordable” category (less than €405,000). In addition, there will be space for green areas in the surrounding area (between the apartment building and the homes) and biodiversity (architectural features in roofs, facades, and the surrounding area that encourage vegetation and create an ideal environment for bees, birds, and hedgehogs). The development will also be designed to be climate-resilient. The homes will be equipped with heat pumps, with the option for cooling. A “green roof” on the apartment complex and trees in the surrounding area help reduce or prevent heat stress during hot summers. And there is space for water storage to prevent problems caused by drought.
Planning
On January 30, 2023, the municipality entered into the preliminary agreement with De Realisatie. This agreement sets out the terms regarding the development of the Bolwerk. The single-family homes went on sale in November 2023 and were completed in September 2025. The apartments went on sale in October 2025, and construction will begin in Q4 2025. The apartments are expected to be completed no later than Q3 2027.
The developer has decided to develop the adjacent warehouse as well. Five single-family homes will be built there under the name “Ligtharthof.” Construction is scheduled to begin in Q3 2026.
