Mark Fields

Markvelden consists of four subprojects with a total of approximately 800 homes and a transitional zone between residential and rural areas. Markvelden-Noord (Markant) is the first project to be developed. Plans for Markvelden-Midden and Markvelden-Zuid are currently being worked on. Markzoom will eventually form the transition between the residential neighborhood and the rural area. This area will feature walking and biking trails and other recreational facilities, interwoven with a number of homes.

Markant (Markvelden-North)

A feasibility study has been conducted for the Markvelden Noord housing development, as well as for two infrastructure projects (Verlengde Zuidrand and Zuidrandtunnel). The first phase involves the construction of 350 homes in Markant.

What's coming up?

The construction of the new Verlengde Zuidrand bypass through Markvelden-Noord will create several distinct areas. On the inner side of the Verlengde Zuidrand, small neighborhoods will be developed around a shared green space with car-free paths. This will create a child-friendly and pleasant living environment.

On the outer side of the ring road, homes and apartments will be built into the landscape as a self-contained, cohesive whole. There are also plans to establish a medical center here.

Markvelden-Midden

About 100 new homes will be built in Markvelden-Midden. Just like in Markant, the homes will be located along tree-lined residential streets. Parking will be available primarily behind the homes. Each home will have a seating area at the front, allowing residents to make the most of the green outdoor space right outside their door.

What's coming up?

In this subarea, 21 self-build lots will be made available to private individuals.

In addition, project-based housing units will be built by a developer or contractor yet to be selected. The focus here is on lifetime-ready homes, meaning they are also suitable for seniors. Furthermore, Woonkwartier is building 45 social and mid-range rental units in Markvelden-Midden. These units will be located in the first section starting from the ring road.

Markvelden Midden will be accessible via the new beltway. The permanent access route will run through a roundabout at Markvelden Zuid. During construction, there will likely be a temporary direct connection to the beltway.

In terms of appearance, the emphasis in this area is on wood. All homes will have wooden facades to a greater or lesser extent. More information about the established visual quality criteria can be foundin the council meeting minutes from September 11, 2025, under agenda item 8.1 in Appendix 2.

The area is bordered by the ring road, Park Markvelden, a wide ditch on the south side, and Markant on the north side.

Markvelden-South

For the Markvelden-Zuid subproject, most of the planning and environmental issues have now been identified. The studies conducted do not (as of now) reveal any obstacles to the actual development of residential housing. However, as with the other subprojects, there are areas requiring attention during development, such as distances to the railroad tracks, noise contours, and external safety.

The Markvelden-Zuid area has not yet been included in the initial zoning plan, but will be incorporated into the development process once Markvelden-Noord has taken shape. In Q2 2026, the environmental plan (the successor to the zoning plan) for this area will enter the approval process.

Markzoom

With the Markzoom, the municipality aims to create a transition to the rural area, offering recreational opportunities not only for neighborhood residents but also for the rest of Zevenbergen’s residents. This is partly achieved by strengthening Zevenbergen’s connection to the Mark.

Guiding principles for the area:

  • The addition of new features must go hand in hand with nature conservation.
  • Align with the objectives of the water district and other partners regarding water storage and/or nature conservation.
  • The market itself can take charge of developing this area.
  • Walking and biking routes toward the Mark are being considered.

For the Markzoom area, the municipality intends to develop a plan that puts these principles into practice. In doing so, the various interests and goals of the municipality, farmers, and the water district can reinforce one another.
